This weeks Summit County Real Estate Review is looking pretty good. Seventeen properties went under contract in this past week, while sixteen sold. The range of sales is quite drastic. Five homes were over half a million. There are lots of new listings on the market every day and a lot of price reductions every day. It really is a great time to purchase a mountain property. Where else would you have a winter weather advisory predicting 2 feet of snow in May!!

You can tell that something is blowing our way – the wind is crazy throughout the County today. We are suppose to be getting the largest snowstorm as of yet. We shall see!

As far as real estate goes for the past week — there are 49 new listings in Summit County just in the last week, what a buyers market. The prices range from $99,900 for a studio condo in Copper Mountain to a $3.7 million dollar home in Breckenridge.

There were 19 listings to go under contract in the last week and 12 listings to sell. The solds range in price from an adorable one bedroom in Keystone selling for $230,000 to a beautiful home in Breckenridge for $1.7 million. This is a fabulous time to buy here in Summit County – lots of inventory to pick from with many major price reductions.

Main Street Station in Breckenridge is the host to the Breckenridge Beer Festival on Saturday, April 3, 2010. The Unlimited Beer Tasting begins at 1 and ends at 5pm. you can find more information at www.Breckenridgebeerfestival.com.

Also, the word on the street is that we are suppose to get a huge spring storm that will last from Wednesday to Friday. Let it snow, let it snow!

Updated Breckenridge Snow and Real Estate Report

This last week in Breckenridge 10 listings went under contract and 10 properties have sold. Eight listings were over half million and one was with a selling price of over two million. The latest on our snow report for the last week is 9 new inches of snow! It has been great spring skiing conditions!

The snow storms open up more terrain

Since Summit County has seen new snow for the last 10 days many of the resorts are now opening up new areas. Arapahoe Basin is now opening 200 acres in Montezuma Bowl. Keystone has now opened much of its hike to terrain. Copper Mountain has opened up access to the West Ridge of Copper Bowl. Lastly, Breckenridge is now 100 percent open!

Record High Home Sale In Breckenridge

On December 30, 2009 a home in the Timber Trail subdivision was sold for a Summit County record of $8.285 million. This transaction surpassed the previous high sale by $2.7 million from a sale on the same street. The home features 6,500 sq ft, 7 bedrooms, 9 bathrooms,4 fireplaces and 3 laundry rooms. One of the attractions was a 2,000 sq ft heated patio right on the ski run with a view of the Horeshoe bowl. According to the source, there were more sales of $2 million and up in 2009 then in 2008. Proof the the market is recovering and has a bright future!
